Looking for an Apartment in Abdoun? A Private Rooftop Might Be Just What You Need
Rooftop apartments in Abdoun are some of the most asked-about homes on our books, and it’s easy to see why. From a high terrace near Abdoun Circle, you can watch the evening lights come on across West Amman without leaving home. On the right rooftop, breakfast outside in spring and dinner with friends in late summer become part of normal life.
Not every rooftop lives up to the photos, though. Some are smaller than they look, some get no shade, and some aren’t actually private. This guide covers what to look for, what to ask, and how to tell a terrace you’ll really use from one that just looks good in a listing.
Rooftop or Balcony: What’s the Real Difference?
A balcony is fine for a chair and a plant. A rooftop gives you room to live outside.
On a decent-sized terrace, you can fit a proper dining table, an outdoor sofa, planters and still have space to walk around. That changes how you use it. Instead of stepping out for five minutes, you can carry breakfast up, spend an afternoon reading in the shade, or host six people for dinner.
Direct access makes the biggest difference. If you can step onto the terrace straight from your apartment, you’ll use it every day. If you have to go through a shared stairwell or up an extra floor, you’ll use it far less than you expect.

How People Actually Use Rooftops in Abdoun
Morning coffee. In spring and early summer, mornings are the best time to be on a rooftop in Amman. Two chairs, a small table and a bit of shade are all you need.
Outdoor meals. With enough space for a dining table, the terrace becomes a second dining room for most of the year. Measure first. Leave at least a metre around the table so chairs can slide back and people can get past.
Evenings with friends. Outdoor sofas and warm lighting turn a rooftop into the best room in the house on a summer night. Check the building rules first, though. Many Abdoun buildings have limits on noise, music after certain hours, or the number of guests.
Quiet time. Not every terrace needs to be set up for parties. A pair of loungers in a shaded corner can be enough if you just want somewhere to read or switch off.
What You’ll Actually See From the Terrace
Views from rooftop apartments in Abdoun vary a lot. A terrace on a higher floor near the edge of the hill may look out across the valley toward other parts of Amman. One in the middle of a residential street might mostly face neighbouring rooftops.
Photos rarely tell you which you’re getting, so visit in person. Stand where you’d actually put your chairs. Check whether a neighbour’s windows look straight onto your seating area, and whether a new building nearby might block the view later.
Notice where the sun falls too. A west-facing terrace gets the full afternoon heat in summer, which looks great in a sunset photo but can make it unusable from about 1pm to 6pm without proper shade.
Planning a Rooftop for Amman’s Weather
Amman’s seasons are very different, and a rooftop has to work in all of them.
Summer. Daytime temperatures regularly reach the low 30s °C. Stone and tile floors heat up fast, and so does dark furniture. Shade isn’t optional. A pergola, a retractable canopy or a large cantilever umbrella will decide whether you use the terrace before sunset at all.
Spring and autumn. These are rooftop seasons, warm days and cool evenings. Keep a few blankets or a light cover handy, because temperatures drop quickly after dark. Spring can also bring dust storms, so choose cushion covers you can remove and wash.
Winter. Expect rain, cold winds and, in some years, snow. Drainage matters more than anything here. Loose furniture and pots should be secured or brought in before stormy weather, and cushions stored indoors.
The Rooftop Checklist: What to Look For at a Viewing
Bring this list with you. It covers the things that most often go wrong with rooftop apartments.
Usable space. Ask for the terrace measurements, then work out how much is left after doors, stairs, water tanks and walkways. A listing might say 120 m², but a chunk of that could be space you can’t actually sit in.
Shade. Is there a pergola or canopy? If not, will the landlord or building allow you to install one?
Privacy. Sit where your seating would go. How high are the boundary walls? Can neighbours see in from their windows or terraces?
Drainage and waterproofing. Look for standing water, cracked tiles, stains or damp patches. Then check the ceiling of the room below. Water marks there are a warning sign that the roof isn’t sealed properly.
Safety. Check that railings and walls are solid and high enough, especially if children will use the space. The stairs or door leading up should be safe and easy to use.
Power and water. If you want lights, a fan, a fridge or plants, you’ll need outdoor-rated electrical points and a tap. Ask whether they’re already there.
Water tanks and equipment. In many Amman buildings, water tanks, satellite dishes and AC units sit on the roof. Find out where they are, who can access them and whether building staff need to come up for maintenance.
Is the Rooftop Really Private?
This is the most important question, and the one people forget to ask.
In Jordan, a rooftop isn’t automatically part of the apartment below it. It may be legally registered to your unit, assigned to it for use, or still count as shared building space. If you’re buying, check whether the rooftop is registered to the apartment with the Department of Lands and Survey, and ask a lawyer to confirm before you sign.
Whether you’re renting or buying, ask:
Is the rooftop legally part of the apartment, or just assigned for its use?
Can other residents or building staff go up there?
Are the furniture, shade and lighting included?
Who pays for cleaning, waterproofing and repairs?
Are there rules about gatherings, noise or installing things like a pergola?
When were the waterproofing and drainage last checked?
Are there any extra service charges for the rooftop?
If you’re renting, get the answers written into your rental agreement. A verbal “of course you can use it” isn’t enough if a dispute comes up later. And if you plan to build anything permanent, like a pergola or an enclosed room, get written approval first.

Frequently Asked Questions
Are rooftops in Abdoun usually private?
Not always. Some are registered to a single apartment, while others are shared by the building or only assigned for one unit’s use. Always confirm in writing before you rent or buy.
Can I put up a pergola on a rented rooftop?
Only with the landlord’s written permission, and sometimes the building’s approval too. Ask before you buy anything.
Do rooftop apartments in Abdoun cost more?
Usually, yes. A large private terrace tends to add to the rent or sale price, especially when it comes with good views or shade already in place. Ask our team what to expect for the size of terrace you want.
Who pays for rooftop waterproofing in a rental?
It depends on the agreement, but structural repairs like waterproofing are usually the owner’s responsibility. Make sure your contract says so clearly.
When is the best time to view a rooftop apartment?
Try to visit in the afternoon. You’ll see how much direct sun the terrace gets and whether the shade actually works.
